Independent Inventories offers a check in service to check tenants into the property at the beginning of a tenancy. Our fully dedicated inventory clerks will go through the inventory report supplied with the tenant and note down any amendments to areas concerned. On all check-ins when tenant is present a summary schedule is signed by the tenant and clerk agreeing to the over all condition and then this sheet is kept with the updated inventory.
Independent Inventories provides a check out inspection, which after visiting the property compares the original inventory against the present condition, and reports any findings. Discrepancies or variations to the original inventory will be noted, such as cleaning or maintenance issue, damagebreakage, missing or additional items, excessive wear, and condition of gardens. On all check-outs when a tenant is present a summary schedule is signed by the tenant and clerk agreeing to the over all condition and then this sheet is kept with the outgoing report.
Digital photos are taken of any damages, and supplied with all reports.
All meter numbers, location & readings will be taken if accessible. We will not be held responsible should the meters not be clear to read or are unnumbered in a large block.

All keys and their reference numbers are listed at all inspections. Keys released to tenants or returned to agents are always signed for by the relevant parties for our records.
